Application
Following an initial discussion to check your apparent suitability to be a tenant in a particular property, you will be asked to complete a detailed application form. On this you will be required to list your current and previous addresses, employment and banking information and various other details. We will then begin the credit/referencing process, which will usually take no longer than 48 hours.
Fees
No fees are charged to tenants at any point before, during or following the end of a tenancy.
Tenancy Agreement & Deposit
If your application is successful, you will be asked to sign an agreed Assured Shorthold Tenancy agreement and will be provided with a copy for your records. You will be asked to pay one month’s rent in advance and a damage deposit. The deposit is usually equivalent to one month’s or six weeks rent.
Deposit Protection
Your deposit will be protected as required by law and you will be informed of where it is being held and how it is protected. We usually register deposits with The Deposit Protection Service (DPS) and further information may be found at www.depositprotection.com
Inventory/Schedule of Condition
You will be required to sign an agreed inventory and schedule of condition. It is important that you are happy that all is in order on signing, as this document will be used in the check out and deposit return process.
